Our names are Mark & Connie Ingrum. We live in Plano, Texas (a suburb of Dallas) and we started investing in homes in 1999 with our first rental property.

 

Since then we have bought many properties as rentals and were happily working our way to our fortune when we were faced with tenants who had moved out and damaged one of our beautiful homes! We had only charged a small deposit which didn't begin to cover the damages. Then we started getting calls in the middle of the night and calls while we were at the race track (one of our hobbies). At that point we realized that something HAD to be done. “There must be a better way”, as Mark is fond of saying - and sure enough God led us in another direction.

 

The quandary was preserving our homes and making a better return on our investment while participating in the appreciation, keeping the tax and interest benefits and providing people with a product they couldn't get anywhere else. We began Owner Financing the properties as they became vacant and had no shortage of people who were standing in line to buy our homes! Even with the economy remaining uncertain we had more business than we had homes.

 

In America people like to choose. So we give our Buyers three choices on all the homes we have  - they can go Conventional, Owner Financing with at least 5% down, or Lease2Own - "The easiest way to own a home!" with a minuscule 3% out of pocket.

 

The best news is - whichever method is used to convey our homes we bring a good return on invested capital to our investors! We realized the potential when someone saw our website and wondered what kind of return we were generating from selling homes in such a simple but effective manner. When we told him he was shocked and promptly asked if he could participate in some purchases.

 

We can make room for you whether you want 1 home a week, month or a year! We would only be scratching the surface of the demand for our service! We have a way to purchase homes for every type of situation - we don't just get bargain-basement properties - in fact, we prefer nicer properties that are in good condition and shop for quality homes- since quality never goes out of style!

We have over a dozen ways to get you in front of an untapped market (because few are aggressively advertising properly here – it has been limited to newspaper ads put in by people who have one home to sell!)

1. Flyers – Home Sweet Home, LLC advertises at every home we own using a sign with a “Flyer Tube”. The  financing information is included in all information about the home (we can even attach a flyer for "special" promotions).

 

 

 

 

 

 

2. “Talking Radio” – our “Talking House” used for providing information about the home and financing options – you simply tune your AM radio to a specified frequency and it tells the prospect all about our home. Let us know what you would like us to say about your company! We can mention mortgage company ‘special offers’, and other ‘special sponsor’ information.

 

3. Website – the Home Sweet Home, LL website provides the latest home information available...even before the home hits the market. We get over 1,000 hits a day! Lots of home buyers & sellers check our site for pictures….shouldn’t you too?

 

Over 35 new visitors explore our site each day from over 25 countries around the world. We have over 124 page views per day and it is growing all the time. 

 

4. Newspaper – we run ads all the time to attract new people looking for homes!

5. EBay – we have people laugh at this but short of having access to MLS this is the largest available market of new and pre-owned home available! The last ad we ran generated over 1,000 page views and over a dozen phone calls about the home—that’s more than the local paper!
